My proven marketing plan
The Objective:
To get a well qualified buyer to purchase your home at the top price with the least amount of hassles!
The Plan:
1) Have a professional Photographer come to your home and take the pictures.
2) Have a flyer made for your property.
3) Develop a list of features and benefits of your home.
4) Create a website for your home and order a sign rider with the web address.
5) Speak at my weekly ‘networking’ meeting about your home.
6) Submit ads for the local paper. (first 2 weeks)
7) Make extra keys for the lockbox. (Highly recommended)
Listing Events:
1) Submit your home to the CRMLS—Multiple Listing Service (Local and Statewide)
2) Submit your home to internet sites all over the web. (Syndicate)
3) Install ‘For Sale’ sign and URL address sign rider on your property.
4) Upload your individual custom property website to the web
5) Submit ad to local newspaper. (first two weekends)
6) Have ‘Broker’s open house’ first week of listing, with lunch served to agents.
7) Suggest to you any changes you may want to make to your home to improve Salability.
8) Schedule and hold a weekend ‘public open house’ (please remove all valuables and prescription drugs)
9) Qualify all potential buyers.
10) Follow up with any Agents who have shown your home. Talk to you about feedback. (Communication)
11) Present your home to my weekly RE/MAX sales meeting.
12) Represent you on all offers and counter offers.
Escrow and Closing:
1) Open Escrow and coordinate officers and paperwork.
2) Run the Escrow
3) Open the door for any and all inspections and appraisals needed.
4) Negotiate all issues.
5) Assist with all ‘hit list’ items that may need bids and repairs.
6) Answering any questions or concerns that come up before closing.
My job is to make selling your home and moving (which tops the list of stressful situations) as smooth as possible. I am just a phone call away. If I don’t answer, I usually return calls within 15-20 minutes.
